
Assistant Manager for Large Multi Community Apartment Complex

Assistant MANAGER RESPONSIBILITIES (Including but not limited to):
- Provide first class resident services in a consistent and professional manner.
- Provide leadership to leasing team by directing all day-to-day operations.
- Maintain office hours Monday through Friday 9:00am – 6:00pm via email and telephone for resident needs.
- Manage resident relations as they pertain to coordinating requests for repairs and maintenance, understanding of rent charges, lease issues and other resident concerns.
- Oversee and execute the management plan of our community. You will have full responsibility of managing daily operations including oversight of the on-site team, marketing plan, customer service, and curb appeal.
- Daily accounting functions including depositing & posting rent checks.
- Demonstrate a positive and professional attitude with team members, residents, prospective residents, and vendors.
- Complete weekly and monthly reports in a conjunction with the corporate office.
- Oversee social media accounts regarding responding to posts.
- Work closely with the Property Manager to refine property operations as needed.
- Strive for improvements in community performance to meet or exceed occupancy goals.
QUALIFICATIONS
- Two (2) years’ experience in property management. Must have a strong working knowledge of leasing, marketing, residential law and resident relations.
- Working knowledge of property management software; Yardi is preferred.
- Working knowledge of Microsoft Office suite.
- Strong written and verbal communications skills.
- Ability to understand and carry out industry specific written and oral direction. Positive, innovative approach to problem solving.
- Present ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion in order to reach the goals/objectives of the organization.
- Ability to work independently as a project leader and team member.
- Ability to work in an efficient manner with a high level of accuracy, attention to detail, and follow through.
- Excellent time management and general organization skills.
- Neat, professional appearance.
- Strong client relations skills and previous supervisory experience is required.
PHYSICAL DEMANDS
- Mobility: The ability to move around the apartment complex efficiently, including walking long distances, climbing stairs, and navigating various terrain types such as concrete pathways, grassy areas, and parking lots.
- Lifting: Capability to lift and carry objects such as packages, equipment, and supplies, typically up to 50 pounds, for tasks such as restocking supplies, moving furniture, etc.
- Standing and Sitting: Ability to stand for extended periods while performing duties such as greeting residents, overseeing maintenance projects, or conducting property inspections.
- Bending and Stooping: Capacity to bend, stoop, kneel, and crouch to inspect property, access lower shelves or storage areas, and perform maintenance tasks such as cleaning common areas or making repairs.
- Reaching: Capability to reach overhead, as well as to horizontally extend arms to access items on shelves, move objects, or perform tasks such as changing light fixtures or replacing air filters.
- Communication: Effective verbal and written communication skills are essential, including the ability to convey information clearly and accurately to residents, staff, contractors, and management.
- Visual and Auditory Acuity: Good vision and hearing are necessary to identify and respond to potential safety hazards, communicate with residents and staff, and inspect the property for maintenance or security issues.
- Emergency Response: Capability to respond quickly and effectively to emergencies, including assisting residents during evacuations, administering first aid if necessary, and coordinating with emergency services as required.
- Driving: If applicable, possessing a valid driver's license and the ability to operate a vehicle to perform tasks such as conducting property tours, picking up supplies, or responding to maintenance requests off-site.
