We are currently seeking a dedicated and experienced Maintenance Supervisor to join our team in Colorado Springs.
Job Summary:
The Maintenance Supervisor will oversee the daily operations of maintenance at two Briargate Apartment Communities. This role requires a minimum of two year in a Maintenance Supervisor role. strong leadership skills, technical expertise, and a commitment to delivering excellent service to residents. The Maintenance Supervisor will supervise maintenance staff, coordinate maintenance activities, ensure compliance with safety regulations, and maintain the overall aesthetic and functionality of the property.
Key Responsibilities:
- Supervise and coordinate all maintenance activities within the two adjacent apartment complexes, ensuring timely and efficient completion of tasks.
- Participate in mandatory on-call rotation covering multiple properties in Colorado Springs.
- Manage a team of maintenance technicians, property assign and delegate tasks, providing guidance, training, and performance evaluations.
- Ensure grounds are clean and well kept by conducting weekly landscape inspections and communicate deficiencies with 3rd party landscape company.
- Respond promptly to resident maintenance requests and ensure high-quality service delivery.
- Develop and implement preventative maintenance programs to keep the property in top condition.
- Monitor inventory and order maintenance supplies and equipment as needed.
- Conduct regular inspections of facilities to assess and address maintenance issues proactively.
- Ensure compliance with all safety regulations and building codes, including OSHA standards.
- Maintain accurate records of maintenance activities, repairs, and inspections.
- Assist in managing the maintenance budget, providing input on necessary expenditures.
- Coordinate with external contractors and service providers when necessary.
- Foster a positive relationship with residents and address their concerns regarding maintenance issues.
- Ensure snow removal is coordinated and completed timely per company policy.
- Complete other tasks as assigned by supervisors.
Qualifications:
- High school diploma or equivalent; further education or certifications in facility maintenance, HVAC, plumbing, or electrical work is a plus.
- Proven experience in property maintenance in a supervisory role within a large multi-community setting.
- Strong technical knowledge of general maintenance procedures and safety protocols.
- Excellent leadership, communication, and interpersonal skills.
- Ability to work independently and manage a team effectively.
- Strong problem-solving skills and attention to detail.
- Proficiency in Microsoft Office Suite and maintenance management software.
Physical Requirements:
- Ability to lift and move heavy objects (up to 50 lbs) as needed.
- Ability to work in varying weather conditions and perform manual labor.
- Must possess a valid driver's license and reliable transportation to travel between properties if necessary.
